Genoa Township Zoning Commission (ZC)
The Township Zoning Commission consists of five citizens of the Township who are appointed by the Township Trustees. Trustees appoint two ZC alternates also. None of the ZC members shall concurrently serve as a member of the Board of Zoning Appeals. The terms of the members are arranged so that the term of one member will expire each year. Each member shall serve until their successor is appointed and qualified. Vacancies shall be filled by the Township Trustees and shall be for the unexpired term.
Zoning Commission meetings are conducted at the township hall, located at 5111 South Old 3C Highway and they are open to the public. The Zoning Commission keeps minutes of its proceedings and records of its examinations and other official actions, all of which are on public record. The Zoning Commission acts by resolution or motion. The concurring vote of three (3) members of the Zoning Commission is necessary to pass any motion to recommend the approval, disapproval, or modification of any proposed amendment to this Resolution. The results of this Board’s resolution or motion are forwarded to the Township Trustees for their action, except as may otherwise be provided.
The Zoning Commission reviews all proposed amendments to the Zoning Resolution and requests for Development Plan approval and makes recommendations to the Township Trustees in accordance with Article XII.
What is the role of the Zoning Commission?
All property rezoning applications and all residential and commercial development plan approval requests are reviewed in accordance with the Zoning Resolution and considered in Public Hearings conducted by the ZC. Whenever the public necessity, convenience, general welfare, or good zoning practices require, the Township Trustees may, by resolution after receipt of recommendations from the Zoning Commission, and subject to the procedures provided by law, amend, supplement, change, or repeal the regulations, restrictions, and district boundaries or classification of property.
