The Zoning Department
may require a foundation survey submittal to assure zoning compliance
adherence mid-way through a structure’s beginning construction process.
A Certified Foundation
Survey is required whenever a zoning permit is issued for a proposed
structure that is to be located within 1-2 feet from the zoning
required minimum setback(s) of the lot.
This submission requirement is verbally communicated to the
applicant and is also stamped in red on the approved plot plans
and accompanying issued zoning permit.
The foundation survey
is required to be submitted to the zoning office prior to the commencement
of the framing of the structure. This is an additional requirement
intended to prevent costlier mitigation measures that may result
if accidental structure encroachments occur once the home is built
and the encroaching portion must be torn down.
The Foundation Survey is not a replacement
of the Final As-Built Mortgage Location Survey required for verification
of final zoning compliance, which
still must be provided prior to any use of the residential or commercial
structure.
